The causes might be environmental.
Haunted houses are a product of the US culture and the oldest houses commonly in use there are from the 1700s.
But it also needs to be fairly isolated - nobody is going to notice a haunting in the middle of a city. -
The reason old buildings are "haunted" is usually carbon monoxide. That's why modern buildings don't have ghosts.
